Building consultant
advice before you commit

As your construction consultant, we step in while the plans are still on paper to tell you what the drawings will cost to build, what the site will do to the budget, and what you will wish you had decided earlier.

Overview

The cheapest changes to a house are the ones made before anyone picks up a hammer.

Most of the expensive surprises in a build were decided months earlier: on a section that faces the wrong way, in a detail nobody priced, or in a product that will not last five years in salt air. That’s where a building consultant earns their keep. We aim to serve our clients in whatever capacity they need us. Often, that is an hour of plain talk at the start.

Use us as a sounding board on one decision, or bring us in for full construction project consultancy alongside your architect through the whole design.

What our building
consultancy covers

Most clients start with one question about building consultancy services and find the rest follows.

Home design

Whether the design reflects how you actually want to live in the house, and what it will take to build it the way it is drawn.

Choosing your land

Sunlight, soil, slope and exposure: what a section will give you, and what it will quietly add to the build cost.

Exterior products

Cladding, roofing and joinery chosen for a coastal environment rather than for the brochure.

Colour consultation

Roofs, walls and carpets considered together, so the scheme holds up once it is full size and outdoors.

Interiors and outdoor living

Kitchens, bathrooms, decks, and outdoor settings resolved as part of our architectural and interior consulting, before they become a variation.

Future-proofing

Decisions that keep the house working in twenty years: services, access, ageing in place, and the extension you have not committed to yet.

As an independent building consultant, we don't tie this advice to hiring us for the build. It is yours to use however you like.

How it works

How a consult
usually runs

Four steps, and you own everything that comes out of it.

  1. 01

Tell us where you are up to

A section under offer, a concept from your architect, or a folder of ideas: whatever stage you are at is the right one to call.

  2. 02

    We listen properly

The key to consulting is listening. We would rather understand how you want to live in the house than tell you how we would build it.

  3. 03

    Site inspection and plan review

Our site inspection services cover walking the site, reading the drawings, and marking up what will be difficult, what will be expensive, and what will be both.

  4. 04

    Plain-language recommendations

You get our advice in writing, with the trade-offs spelled out and rough cost implications attached These are yours to use however you like.

Why pick us

Why take advice
from us

Advice is only worth what the person giving it has had to build.

A hand-picked team

Every member of the crew was chosen by Craig for their qualifications and their time on the tools. We take on a limited number of jobs at once so the people who priced your work are the people doing it.

We listen first

The key to good construction consultancy services is listening to the client in order to deliver the best result. Craig is the contact on every project, so nothing gets lost being passed along.

Registered Master Builders

Master Builder registration takes building experience, trade qualifications, workmanship references, and financial scrutiny. We've held it since 2005, and every new home we build has the option of the 10-Year Master Build Guarantee.

In their words
Amazing, very professional team. The finished outcome has exceeded our expectations.

FAQs

Questions we hear about consultancy

No. Consultancy is a standalone service. You can bring us in for a single site visit or keep us alongside your architect through the whole design, and the advice is yours to use with whichever builder you choose.

Plenty of clients use us for consultancy only, while others go on to have us build. Either way works for us.

Not at all, it’s actually the best time to call. A short conversation before you sign anything can save far more than it costs. we can walk a prospective site with you, flag what the slope, soil or exposure will do to a coastal build budget, and tell you what a section will quietly cost before you are committed to it. Most of our best outcomes start with a call at this stage, not after the plans are drawn.

Yes, and it is one of the most common ways clients use us. You do not need to choose between an independent building consultant and your own architect: we sit alongside the design team you already have, pricing and pressure-testing the drawings as they develop rather than replacing anyone on it.

It depends on how much of the work you want us across. A single site visit or plan review is priced differently to ongoing support through a full design, so the fairest way to answer is with a quote scoped to where you are at. Get in touch and Craig will talk you through the likely cost for your project before anything starts.

We walk the section with you, or on your behalf if you are not local, read the drawings against what the land is actually doing, and mark up anything that will be difficult, expensive, or both. You get the findings in writing afterwards, with the trade-offs and rough cost implications spelled out, not just a verbal opinion on site.

A building consultant advises before and during design: what a section or a drawing will cost to build, and what to change while it is still cheap to change. A project manager runs the build itself once consent is granted, coordinating the trades, council and timeline. Many clients use us for both, but you are welcome to use our residential building consultancy on its own and manage or contract the build separately.
