Whitianga · New build

Buffalo
Beach

A contemporary home built to face the sun and the water, with the living space opening the full width onto deck and lawn.

The project

Simple from the street, entirely open to the north.

Mono-pitch roof lines and a dark exterior keep the form quiet from the road. The north elevation does the opposite: almost the full width opens to glass and sliders, onto a deck that steps down to level lawn.

Inside, an open-plan kitchen, dining and living space runs the width of the home — a black island under white subway tile, full-height joinery, and a separate lounge off the main space. Off the terrace, block walls frame a planted edge and the view out across Mercury Bay.
